Welcome to your Arizona Desert Oasis! This room in Mesa is perfect for travellers or remote workers. Enjoy a private pool, smart TV, high-speed Wi-Fi, and dedicated workspaces for remote work. The floor plan includes a fully stocked kitchen, cozy living areas, and a comfortable bedroom. Located near hiking, golf, parks, and dining, this room offers the ideal blend of relaxation and convenience for your next desert getaway.

This spacious tri-level 6-bedroom, 3-bathroom home is designed for comfort, connection, and relaxation. The main floor features a cozy family room and access to the garage. Upstairs, you'll find the master suite with a private bathroom, two additional bedrooms, a shared bathroom, fully equipped kitchen, and laundry. The bottom level includes 3 more bedrooms, a second living room with a sectional and exercise equipment, and another full bathroom. Every bedroom has a smart TV and a small desk for remote work. Outside, enjoy a pool, BBQ grill, and outdoor seating with pool noodles. Located in a quiet, family-friendly neighborhood just minutes from top-rated East Mesa hiking trails and stunning views of Superstition Mountain.

Guests will have access their room and common areas during their stay, two shared bathrooms, two living rooms, a fully equipped kitchen, and both laundry rooms (one upstairs and one downstairs). The backyard is fully private and includes a pool, BBQ grill, outdoor seating, and pool toys all available for your use and enjoyment.

The only areas not accessible to guests are the garage, other guests rooms and a small locked storage closet under the stairs used for cleaning supplies and maintenance items. Guests should park on the street or on the drive way in a manor to not block anyone in.

Access to the home is provided through a Lockly Smartlock. Your personalized code will be sent to you at 10:00 AM on the day of your check-in for added security and convenience. Standard check-in time is 3:00 PM and checkout is at 10:00 AM. If you'd like a late checkout, we offer a noon checkout for a $50 fee — just be sure to request it at least 24 hours in advance so we can accommodate it.

For added peace of mind, a security camera is located at the front of the house near the entrance and in the common areas shared by multiple guests.

1. Acknowledgment of Risk

The undersigned Guest(s) acknowledge that the pool is not supervised by a lifeguard and that the use of the pool is at their own risk. Swimming and pool-related activities carry inherent risks, including but not limited to drowning, slips, falls, and other injuries.

1. Seasonality & Use

The pool will generally be available for use from the months of April through October. The Pool is not guaranteed to maintain a certain temperature due to weather or any other natural causes.

The Host agrees to allow the guests to use the Pool at the Premises for recreational purposes, subject to all terms and conditions of this Waiver. The Host is not responsible for any loss of use due to weather, maintenance, or any other circumstances that may cause the pool to become unavailable. The use of the pool is an amenity, the unavailability of which is not a violation of any terms any agreement between the host, airbnb, or other 3rd party rental site agreement. No refunds or credits will be provided in the event the pool is unusable.

1. Rules & Safety Guidelines

Guest(s) and any invitees, visitors, or non-registered individuals they allow on the property agree to follow these pool rules at all times:

No diving, running, or horseplay in or around the pool.
Children must be supervised by an adult at all times.
No glass containers near the pool area.
No swimming under the influence of alcohol or drugs.
Pool use is limited to registered Guest(s) and no more than one (1) invited visitor per reservation, unless prior written approval is granted by the Host.
Any additional individuals beyond this limit must be disclosed to and approved by the Host in advance.
Pets of any kind are not allowed in the swimming pool at any time.

1. Inspection and Maintenance

Guests agrees to inspect and maintain the pool and to ensure there are no defects that could result in injury to a party using or around the pool. This includes, but is not limited to, maintaining the pool and keeping the pool area clean of debris and any potential obstructions.

1. Release of Liability

Guest(s) agree that they are fully responsible for their own actions and for the actions of any invitees, visitors, or non-registered individuals they bring to the property.

Guest(s) release and hold harmless the Property Owner/Manager from any and all claims, damages, or liability for injuries, accidents, or death that may occur in or around the pool area, whether caused by negligence or otherwise, for both themselves and their invitees.

1. Indemnification

Guest(s) agree to indemnify and defend the Property Owner/Manager against any claims, damages, or costs arising from the use of the pool by Guest(s) or any invitees, visitors, or non-registered individuals.

By signing below, Guest(s) confirm they have read, understood, and agree to the above terms regarding pool use, and that they accept responsibility for any invitees or visitors they bring to the property.

Late Checkout, Trespassing, & Overstay Policy

Checkout time is 10:00 AM sharp.
Guests must fully vacate their room and shared spaces by this time unless prior approval is given.

Fees for unauthroized late checkout or overstays:
Up to 30 minutes late: $25 fee.
30 minutes to 2 hours late: $50 fee.

More than 2 hours late: Charged one full night’s stay at a nightly rate of $100, plus any additional costs incurred (cleaning, rescheduling, or compensation to incoming guests).

Legal Status of Overstays

Stays Under 28 Days:
Guests who remain on the property past their scheduled checkout without approval are considered trespassing and may be removed immediately by the host or local authorities.

Stays of 28 Days or Longer:
Guests who stay past their scheduled checkout without approval may be considered a holdover tenant, and formal eviction proceedings may be required. The guest will be responsible for all legal costs, additional nightly charges, and damages incurred during this time.

Important: Staying beyond checkout without prior approval disrupts operations, impacts other guests, and may result in legal action. Please communicate in advance if you need extra time to check out.
